Business Planning If the development team initiates Thrive’s involvement in the property, the business plan is conceived by development leaders and influenced by the operations team. In a purely fee management arrangement, the business plan takes the same form, but is created by the operations team under the guidance of the development team. Either way, the business plan is more than an operating budget, it is a thoughtful assessment of the property’s current condition, potential performance, target market, competitive analysis, risk assessment, operating budget, and key milestones. It becomes the blueprint for transformative management services.
Marketing + Leasing Thrive’s daily priority to is to connect with potential residents to generate interested, qualified traffic. We understand that driving prospects to our properties is only the first step. Our goal is to inspire and inform future residents about the lifestyle associated with living at a Thrive community, resulting in a willingness to pay higher rents. We ensure property specific marketing efforts are creative, authentic, relevant and effective.
Leasing is the centerpiece of our development and operations expertise. A resident’s leasing experience can set the tone and duration of their tenancy. Our staff understands this and strives to create a customer-focused experience, while focusing efforts to close the prospective resident and execute a lease.

Thrive employs industry leading accounting software and experienced bookkeeping staff to maintain accurate and relevant details about the financial life of each property. Our marketing and leasing reporting highlights trending and informs necessary adjustments, maximizing occupancy.
